You must be logged in to see this link. "81% of all Florida loans are under water, with the average mark-to-market loan-to-value ratio standing at 138%. Almost 40% of borrowers are crushed beneath debt of more than 150% of the value of their homes."

Hoard now and hold on!

Interesting read for this Floridian.

In 2005 and the state budget touted a billion dollar excess. It was a welcome sign after leaving the motor city and Michigan's woes behind. Work was plentiful and homes were garnishing top dollar. Home Builders were still pumping out new construction projects and the unemployment level was less than 7%. Over the last 5 years there has been a quiet storm brewing underneath the obvious World economic crisis.

During the initial phase of this "recession" construction halted. Home sales stopped completely and the simple service sector jobs in the land of hospitality all but disappeared. Many working class families were hit by an economic tsunami made complete by easy living and the expansive use of credit. Once the building stopped the blue collar hard working men and women were left high and dry to sink or swim as the pressure of the collapse was like a vice ever so slowly twisting closed on their American dream.

Real estate gurus whom spent their afternoons raking in tens of thousands of dollars flipping homes took the money and ran. Thousands of properties and projects were left abandon, many in mid construction. The families that find themselves underwater have stopped paying their mortgage to put food on the table and have been swept into an abysmal depth hoping for a silver lining.

Foreclosure property is abundant, although it does not represent the true number of homes that have been left for the process of bank repossession. Many homes are empty yet not finding their way to the market. As if to have been swept aside into a stable to be dealt with later, maybe when the silver lining appears. This odd fraction is a growing mountain that will only become larger as the ARM rates "adjust".

As this strange but very clear housing trouble stirs another dark cloud is beginning to show on the horizon. During this immensely difficult financial debacle city, county and state government seems to have not been affected. Well if you pay attention at all to the news and daily articles around the state there have been no signs of government cutbacks.

Not one!

Those working for municipal entities and government organizations have continued on as if nothing is happening. Buses continue to run, police forces continue to populate the streets and parks and recreation continues on. No word from the top as to a problem whatsoever, a silent aura that rings with uncertainty. A complete black out of communication to those that worked so hard to build this state into a retirement and recreation haven for the "Boomers" that have chosen to reside.

The message is becoming clear, "Look Out". Those that brought this situation into being are refusing to let go of the fatted calf. Like a pack of hyena these representatives of the people have refused to give up their prey and will soon look for another meal.

With pickens slim there will only be one choice for another meal. To turn to the populace and demand to be feed that which has become accustomed.

Like a cancer these fundamental elements will spread beyond this state. With the only solution being "stimulus" from biggie bro. The insurmountable debt accumulation will be like attempting to rescue 100 people from a sinking ship in a life boat designed for 25.

Stay focused and look for the opportunities that will be available in these hardened times. That which does not kill us will make us stronger. Lets hope we get to that point!

Good Luck!

cptindy, they are looking for other means when the stimulas funds go dry. Taxes are going up on everything and the confiscation of your retirement funds will fund the next round of stimulas. I appreciate your post, very well written.
